Connections from wall framing to the foundation
We design the connections that carry seismic forces from the wall framing through the floor diaphragm and into the foundation anchorage.
The plans specify the sheathing layout and connections, anchor details, and required sill and floor-joist blocking. Where available wall length or obstructions require tie-downs, we include them in the design.
Foundation and below-grade conditions
Where Clear Lake soil is present, we check its poor drainage and seasonal water table when assessing foundations and below-grade work. The water table can sit several feet below the surface in late summer and rise close to the surface during wet winter months.
Mapped liquefaction zones extend across much of Ygnacio Valley and major drainages, including Tice and San Ramon Creeks. We check whether the property falls within these zones because earthquake-related ground movement is a site-specific concern there.
