Structural and foundation inspection costs
A residential structural inspection and report costs $350 to $900. A foundation inspection costs $300 to $750. These are separate service ranges, not a fixed price for every property. When requesting a quote, identify whether your concern is with the foundation or another part of the structure.
Local soil conditions and inspection tools
Walnut Creek has rocky, gravelly, and clay-loam soils. High shrink-swell Clear Lake clay occurs near the Civic Center and Walden Road, and Cropley clay occurs at the Rossmoor Golden Rain Road entrance. Soil-related movement can vary across town, so we do not assume that a concern at one property has the same cause as a concern elsewhere.
We use a pin-type or pinless moisture meter where moisture needs checking. A moisture reading is one piece of the assessment, not a structural diagnosis by itself.

What the findings tell you
We classify observed conditions by severity and relate them to probable causes. The findings distinguish the seriousness of a condition from the explanation for it, so you can understand both what we observed and what may be causing it.
We document the engineer’s findings and prepare prioritized repair or monitoring recommendations. Use those priorities to decide what to address first and which conditions need monitoring rather than treating every observation as an immediate repair.
