Priorities for repair or monitoring
We prepare prioritized recommendations for repair or monitoring. Use those priorities to identify where to start, rather than treating every observed condition as requiring the same response.
Photographs that show location and size
We photograph each observed condition with a digital camera. A contextual view shows its location and surroundings; a close-up includes a scale reference so its size is visible. We use a tape measure to provide that reference. Together, the views let you see both where the condition is and its dimensions.

Permit requirements for subsequent work
If subsequent work requires a Walnut Creek permit, applications received from January 1, 2026 onward must meet the 2025 California Building Code and the 2025 California Residential Code. Keep that requirement in view when planning permitted repairs.
Inspection and report cost
A residential structural inspection and report costs $350–$900. This is the inspection-and-report price range, not a price for foundation repairs.
How It Works
Here's how a request moves from first contact to a clear answer.
-
Tell Us What You Need
A short call is enough for us to understand the project and what it will take.
-
Research First
We review what's already on file, records, plans, and prior work, before anyone heads out.
-
Clear, Written Price
You get the scope and the price in writing before any work starts. No surprises.

Good to Know Before You Call
Many structural engineers work primarily with commercial or institutional clients and have limited availability for residential work. Smaller firms often book weeks or months ahead, and not all advertise directly to homeowners. Demand spikes after storms or in older neighborhoods, further reducing short-notice openings for home inspections.
