What we record during a structural assessment
We mark each finding’s location on a floor-plan or elevation sketch. We record crack widths and locations, along with moisture readings where relevant.
For floor measurements, we use a manometer level to measure relative elevations at points across the structure. We also record the benchmark used for comparison, so the measurements have a clear reference.
Walnut Creek receives about 16.1 inches of precipitation annually. January is the wettest month at about 3.2 inches, while July averages about 0.0 inches. Moisture readings document conditions at the time of the assessment; we do not treat a crack measurement as a moisture reading.
When a retaining wall requires permits and design
In Walnut Creek, a retaining wall supporting a surcharge, such as sloping ground or a parking area, requires both a building permit and a site development permit. The City also requires design by a licensed architect or registered civil or structural engineer.
If your proposed wall will support either of those conditions, plan for both permits and the required design. A structural inspection report is not a substitute for that design.

Check the individual Eichler before planning alterations
A Rancho San Miguel Eichler has post-and-beam construction, wood siding, and a slab foundation. We check the individual home’s framing and foundation before planning alterations rather than assume that the Eichler name identifies every structural detail.
For a homeowner planning changes, the starting point is the construction of the actual house, not the construction of another home in the neighborhood.
Structural inspection and report costs
A structural roof inspection costs $150–$600. A structural engineer’s written report costs $100–$200.
These are separate price ranges for different services, not a combined inspection-and-report price. When requesting pricing, specify whether you need a roof inspection, a written report, or both.
