What we assess before sizing structural members
For a design project, we assess site conditions and structural loads before sizing beams, columns, walls, or foundations. We use a laser level as part of the site assessment.
We photograph each observed condition with both a contextual view and a close-up that includes a scale reference. The contextual view shows where the condition sits within the structure; the close-up records its details and dimensions.
What the plans and drawings cover
We prepare structural drawings and calculations for the design. A load-bearing wall analysis is not the same scope as a set of structural plans, so ask which deliverables your quote includes rather than treating the two price ranges as interchangeable.
Also ask whether the scope includes any construction follow-up to check the work against the approved plans. The listed ranges do not establish a separate price for that work.

Local site concerns to discuss before budgeting
We check for mapped liquefaction exposure across much of Ygnacio Valley and along major drainages, including Tice and San Ramon Creeks. Earthquake-related ground movement is a site-specific concern in those areas, so the property location belongs in the initial scope discussion.
We also check flood exposure around Walnut Creek, Tice Creek, and tributaries to Grayson Creek, which are primary flood-hazard areas. Localized flooding can occur elsewhere. Tell us if the proposed work involves a foundation or below-grade space so we can include those conditions in the assessment.
